Triplexes Planned on Undersized Spring Valley Lot

Northeast Community Bank approved a building loan to construct two triplex condominiums in Spring Valley on an undersized single-family lot of .17 acres.
The developer, Itamar Schwarts, received several variances for the property located at 42 Summit Avenue, including lot area, lot width, front yard, rear yard, and side yard. The non-conforming parcel was considered undersized for even a single-family house, which requires a lot minimum of 8500 square feet. An additional hurdle to the construction is the fact that multifamily structures are not permitted in an R-2 Zone.
Nonetheless, the project was approved by the Village of Spring Valley.
