Monsey's Homes Continue to Change From Single-Family to Multi-Family Units

Rockland Daily Staff

In many cases, residential lots in Monsey continue to bring top dollar per square foot as the face of Monsey continues to change from single-family residences to condominium units.

One recent example is what was previously a single-family residence at 4 Crown Road with 16,000 square feet. After it sold for $997,000 to 4 Crown LLC in Spring Valley, eight residential condominium units were built on what had been a single-family parcel.

The property is now zoned R15C, allowing two-family homes with accessory apartments. Numerous variances were also granted, including lot width, lot area, rear setbacks for the building and the decks, street frontage, floor area, and development coverage.

What was once a street of single-family suburban homes on Crown Road primarily consists of multi-family units built on small lots now.
